Our story

Founded to do one thing — and do it independently.

Indoor Air Quality Solutions was founded in Orlando in 2001 with a deliberately narrow mission: provide objective indoor environmental assessments, untangled from any remediation, equipment or product sale.

Florida law later codified that separation for mold work, but our practice was built on it from day one. Today we serve every county in the state — for homeowners with stubborn allergy or odor complaints, businesses managing tenant or employee concerns, attorneys preparing for trial, and insurers verifying the scope of a loss.

Our principal consultant, John P. Lapotaire, holds the Council-certified CIE and CIEC designations, served as President of the international Indoor Air Quality Association, and has been retained as an expert witness in mold and IAQ matters across Florida state and federal courts.

What we stand for

Three commitments behind every report

  • Independence

We assess, scope and verify — and never remediate, sell equipment or recommend a preferred contractor. That separation is what makes the report defensible.

  • Building science first

Every assessment is anchored to the actual physics of moisture, ventilation and the building envelope — not to a lab printout in isolation.

  • Plain-English reporting

Findings written so a homeowner, adjuster, attorney or contractor all understand the same conclusions and next steps.

Our mission

To deliver objective, building-science-grounded indoor environmental assessments that protect occupants' health and our clients' financial investment — clearly, defensibly and without conflict of interest.

As a CIEC, he holds the most respected certification in indoor environmental consulting — earned through training and field experience in building sciences, industrial hygiene and indoor environmental risk assessment.

Clients don't hire John to confirm that an environment is unhealthy. They hire him to determine the cause and origin of the problem and to deliver a specific scope of work that returns the indoor environment to a healthy state.

Specialties: expert witness, cause-and-origin forensic water-intrusion investigation, building envelope failure, indoor environmental and IAQ assessment, and nuisance odor investigation.

Lydia A. Lapotaire

CIEC — Environmental Consultant

  • Council-certified Indoor Environmental Consultant (CIEC)
  • Florida Licensed Mold Assessor
  • Diagnostic & forensic indoor investigations
  • Mold and infectious disease testing

Lydia is a Council-certified Indoor Environmental Consultant and Florida Licensed Mold Assessor providing IAQ consultation for commercial and residential properties throughout Florida. Her CIEC certification documents her skills and knowledge in the design, construction and operation of buildings with respect to the quality and efficiency of the indoor environment.

In Central Florida and Orlando, IAQ problems can arise from moisture, pets, appliances, household products, furnishings, building materials and smoke — all of which affect indoor air quality and become a health concern. Lydia leads diagnostic investigations that identify the source of contaminants and the strategies to remove them.

You can't control the quality of the air outside your home or office — but you can take control and improve the quality of your indoor air.
