The short answer

Post-remediation verification (PRV) — sometimes called clearance testing — is the independent inspection that confirms a mold remediation has been completed correctly. We re-enter the work area, visually verify cleanliness, and (when the protocol calls for it) collect air and surface samples to compare with reference samples.

Triggers

You may need this service if…

  • Signal 01

Florida law requires clearance separate from the remediator

  • Signal 02

Insurance, mortgage or legal closeout requires documented verification

  • Signal 03

You want assurance the work was actually completed

  • Signal 04

Re-occupying a sensitive space — school, daycare, healthcare

Scope

What's included

  • Containment integrity and engineering controls check
  • Visual verification of cleanliness (no dust, debris or amplification)
  • Moisture verification of previously wet materials
  • Lab-analyzed air and/or surface samples per protocol
  • Pass/fail written clearance report

Method

How it works

  1. 1

    Step 01

    Pre-clearance walkthrough

We confirm the remediator has met the visible criteria before sampling.

  2. 2

    Step 02

    Sampling per protocol

Reference and work-area samples sent to an accredited third-party lab.

  3. 3

    Step 03

    Lab interpretation

We interpret the laboratory data — not the contractor.

  4. 4

    Step 04

    Clearance report

    A clear pass / re-clean / re-test decision in writing.

What you receive

A written post-remediation verification report stating whether the work area passes clearance, with sampling data, photo documentation and a clear next step if any criteria were not met.

FAQs

PRV Inspection — common questions

What is post-remediation verification (PRV) in Florida?

PRV is the independent inspection that confirms a mold remediation was completed correctly — visual cleanliness, moisture verification, and lab-analyzed clearance samples when the protocol requires them. Florida law treats this as a separate professional engagement from the remediation itself.

How much does post-remediation verification cost?

Most residential PRV inspections in Florida fall between $400 and $900, depending on the size of the work area and whether clearance sampling is required by the protocol.

Why can't the remediator do their own clearance?

Florida law and good practice both require the verification to be independent. Allowing a contractor to clear their own work creates an obvious conflict of interest.

What happens if the area fails clearance?

We document what failed and why. The remediator addresses the deficiency and we return for a re-test — typically at a reduced re-inspection fee.

Do you also do the original mold assessment?

Yes — and most projects benefit from the same firm doing both, since we already know the conditions and the protocol.
