The short answer

An indoor air quality (IAQ) inspection is a holistic, building-science assessment of the envelope, HVAC system, moisture conditions and occupant complaints — paired with targeted lab sampling only when it answers a real question. You receive a written report that explains what was found, what is causing it, and what to do next.

  • Targeted air or surface sampling (lab-analyzed) when warranted
  • Plain-English written report with photos and recommendations

Method

How it works

  1. 1

    Step 01

    Pre-inspection interview

We learn the building's history — water events, renovations, complaints, HVAC age — before we ever arrive.

  2. 2

    Step 02

    On-site assessment

A methodical, room-by-room investigation of envelope, HVAC, moisture and occupant complaint pathways.

  3. 3

    Step 03

    Lab sampling (if indicated)

Air, surface or bulk samples sent to an accredited third-party lab. We only sample when it changes the answer.

  4. 4

    Step 04

    Written report

Findings, causes, and prioritized next steps you can hand to a contractor, adjuster or attorney.

What you receive

A clear, photo-documented written report — typically delivered within 3 to 5 business days of the on-site visit — naming the conditions found, the likely causes, and the prioritized actions to resolve them.

FAQs

IAQ Inspection — common questions

How much does an indoor air quality inspection cost in Florida?

Most residential IAQ inspections in Florida fall between $450 and $950 depending on square footage, accessibility and whether lab samples are needed. We send a written estimate before scheduling so there are no surprises.

How long does an IAQ inspection take?

Most residential inspections take 1.5 to 3 hours on-site. Commercial spaces depend on square footage and complexity. Written reports follow within 3 to 5 business days.

Is an indoor air quality test required after a hurricane in Florida?

It is not required by law, but it is strongly recommended after any flooding, roof damage or extended power loss. Hidden moisture from a hurricane often drives mold and HVAC IAQ problems weeks later — early documentation also supports insurance claims.

Will you tell me whether the air is 'safe'?

We do not issue blanket 'safe / unsafe' verdicts. We identify the specific conditions and contaminants of concern and explain what they mean for the occupants in that building.

Do you sell air purifiers or filters?

No. We are an independent consulting firm. We do not sell remediation, equipment, or filters — which keeps our recommendations unbiased.
