What we do here

We provide independent indoor air quality, mold, allergen, HVAC and asbestos assessments across Miami-Dade, Broward and Palm Beach counties. Coastal humidity, hurricane-season water intrusion and high-rise HVAC complexity make South Florida our most-requested region.

What we see in South Florida

Coastal humidity load

South Florida dew points sit above 70°F for half the year. Buildings that cannot consistently dehumidify below 60% RH grow mold on cool surfaces — inside wall cavities, behind vinyl wallpaper, on supply registers. Most of our South Florida calls trace to undersized dehumidification or oversized cooling that short-cycles before it pulls moisture out of the air.

Post-storm water intrusion

Hurricane season exposes wind-driven rain pathways that nothing else does. We see chronic stucco saturation, soffit and tie-beam leaks, and roof-penetration intrusions that look minor at the surface and have been wetting framing behind the scenes for years.

High-rise HVAC complexity

Condo and high-rise systems carry shared chases, makeup-air units, and pressure relationships that single-family inspectors miss. Allergy and odor complaints in a unit often trace to a neighbor's renovation, a stack-pressure event, or a building-wide ventilation issue.

FAQs

South Florida questions

Do you serve all of Miami-Dade?
Yes — from Aventura to Homestead, including the Beach, Brickell, Coral Gables, Doral and the Kendall corridor.
Can you handle high-rise condo assessments?
Yes. We work in single-unit, common-element and building-wide engagements across the tri-county high-rise market.
What is typical turnaround in South Florida?
On-site within 3–5 business days under normal conditions; written reports 3–5 business days after the visit. Post-storm volumes can extend that window.
