The short answer

A mold inspection is a Florida-licensed assessment that documents visible or suspected mold growth, identifies the moisture source feeding it, and — when appropriate — uses lab-analyzed air or surface samples to confirm conditions. The report tells you what to remediate, how much area is affected, and what success will look like.

Method

How it works

  1. 1

    Step 01

    Scope the concern

We confirm the complaint, history, and any prior testing or remediation before walking the building.

  2. 2

    Step 02

    Find the moisture

Mold is a moisture problem. We locate and document the active or recent moisture source.

  3. 3

    Step 03

    Sample only what matters

Targeted air or surface samples when they answer a question testing alone can answer.

  4. 4

    Step 04

    Defensible report

A clear assessment that a remediator, adjuster or attorney can act on.

What you receive

A written mold assessment that names the affected materials, the moisture source, the recommended remediation scope, and (when sampling was performed) a clear interpretation of the laboratory data.

FAQs

Mold Inspection — common questions

How much does a mold inspection cost in Florida?

Residential mold inspections in Florida typically range from $450 to $1,200 depending on square footage, accessibility, and how many lab samples are needed. We send a written quote before scheduling.

Is mold testing required by law in Florida?

Mold testing itself is not mandated, but Florida law (Chapter 468, Part XVI) requires that the company assessing mold cannot also remediate it on the same project — and any assessor or remediator must be state licensed.

How quickly can I get a mold inspection after a hurricane?

We prioritize post-storm scheduling across Florida. In peak season, on-site visits are typically available within 3 to 7 business days; written reports follow 3 to 5 business days after.

Is mold testing always needed?

No. When mold is visible and the moisture source is known, testing rarely changes the remediation plan. We test when it answers a real question: hidden growth, post-remediation verification, real-estate disclosure or legal documentation.

Are you licensed in Florida?

Yes. We are Florida licensed Mold Assessors (MRSA #4, MRSA #1039, MRSA #2295). State law prohibits the same company from both assessing and remediating mold on the same project — we only assess.

Will my homeowners insurance cover the inspection?

Coverage depends on the policy and the cause of loss. We provide invoices and reports suitable for claims, but you should confirm coverage with your carrier before scheduling.
