Seasonal homes and humidity drift

A significant share of the Gulf-coast inventory is seasonal. Owners set the thermostat to 78°F and leave for six months. Without dedicated dehumidification, interior RH drifts to 65-75% and mold establishes itself on cool surfaces — particularly in primary closets and master-suite drywall.

Hurricane Ian and Helene exposure

Lee and Collier counties carried heavy storm damage. We see ongoing chronic moisture in homes that were 'dried out' two seasons ago but still have wet sheathing, wet sill plates and intermittent mold odors.

Stucco and EIFS in coastal exposure

Salt air accelerates the stucco failures already common in Florida construction. We trace many recurring leak and odor complaints to envelope failures at window flashing, kickout flashing, and below-grade transitions.

Yes — this is one of our most common Gulf-coast engagements. We coordinate access with the property manager and deliver the report before re-occupancy.
